Five-Year Limited Warranty
Built to Last — Backed from Day One
Specialty Products Industries, LLC, doing business as ProBilt Portable Buildings ("we," "us," or "our"), warrants that our portable buildings are free from defects in workmanship under normal use and service for a period of five (5) years from the date of original purchase.
Intended Use
Our portable buildings are designed and intended exclusively for residential or light commercial storage. All buildings are engineered for standard, on-ground placement and are not intended for elevated, modified, or permanent foundation installations unless expressly approved in writing by ProBilt Portable Buildings.
Who Is Covered
This warranty extends only to the original purchaser of the building and is non-transferable. Proof of purchase is required to make any warranty claim.
Warranty Coverage
If a defect covered under this warranty is reported within the warranty period, we will, at our sole discretion:
- Repair the defect at no charge
- Replace the defective component
- Provide a prorated credit toward a replacement building
All repairs or replacements must be authorized in advance by ProBilt Portable Buildings. Unauthorized repairs or modifications will void this warranty.
Evaluation Standard
The building's condition will be evaluated based on how it would appear if properly leveled at the time of inspection. To file a warranty claim, the building must be accessible and reasonably leveled at the customer's current location.
Care and Materials
Our buildings are constructed using pressure-treated lumber and high-quality materials designed to withstand normal environmental conditions. However, no building material is permanent. To maximize the lifespan of your building, we recommend periodic maintenance including cleaning, sealing or repainting, and inspection.
Leveling
Maintaining proper leveling is the owner's responsibility. ProBilt Portable Buildings recommends using solid concrete blocks or a level gravel base. Failure to keep the building level may result in structural stress and void this warranty.
Alterations and Relocation
Any alteration, modification, or movement of the building after initial delivery—unless performed or authorized by ProBilt Portable Buildings—will void this warranty. This includes but is not limited to adding electrical or plumbing systems, cutting openings, or relocating the building.
Exclusions
This warranty does not cover:
- Damage caused by improper site preparation, inadequate leveling, or foundation failure
- Weather-related damage (wind, hail, flood, snow load, lightning, fire, etc.)
- Damage from pests, rodents, termites, mold, or environmental factors
- Normal wear and tear, fading, or weathering of exterior surfaces
- Damage caused by misuse, neglect, abuse, or accident
- Damage resulting from alterations, modifications, or unauthorized repairs
- Movement or relocation of the building after initial delivery
- Damage caused by improper storage of materials or excessive weight inside the building
- Issues arising from the building being used for purposes other than intended
Materials and Components
Certain components such as roofing, doors, windows, hardware, and paint are warranted only to the extent covered by their original manufacturer's warranty. ProBilt Portable Buildings will assist customers in processing such third-party warranty claims where applicable.
Limits of Liability
Our liability under this warranty is limited to repair or replacement as described above. We shall not be liable for any incidental, consequential, or special damages, including but not limited to property damage, loss of use, or lost profits.

To file a warranty claim, please contact us with a description of the issue, photos of the defect, and a copy of your original purchase documentation:
